Johns Manville Radiant Barrier Installation Nationwide

Johns Manville Radiant Barrier Installation: The Houston Owner’s Guide

We install and replace Johns Manville radiant barrier systems in Houston attics for $0.85 to $1.75 per square foot, including material and labor. Most homes fall between $1,200 and $2,800 total, and we can typically schedule the job within three to five business days. You’ll usually discover your radiant barrier has failed when you climb into the attic in July and find it sagging off the rafters or torn away from the staple line, leaving your ceiling cavity exposed to the full force of a Texas summer.

Radiant barrier doesn’t quietly degrade like insulation. It fails visibly – tears, droops, or peeling seams that you can spot the moment you look up. The frustrating part is that a barrier that’s lost its tension or come loose in even a few bays loses most of its reflective performance, because the air gap between the foil and the roof deck is what makes it work. We’re an independent Houston installer – not affiliated with Johns Manville – but we’ve worked with their product line long enough to know exactly how it should sit in an attic, and what it looks like when it doesn’t.

Which Johns Manville Models This Applies To

Johns Manville sells radiant barrier in two primary configurations: a single-layer foil and a foil-faced kraft paper laminate. The single-layer foil typically comes in 48-inch-wide rolls and is used over attic floor insulation or stapled to the underside of rafters. The foil-kraft laminate is what most Houston homes have stapled to the rafter faces, and it’s the product we replace most often. Both products share the same reflective aluminum surface, but the laminate tears more easily at the staple points when humidity cycles through the year.

If you’re trying to identify what you have, look for a printed marking near the roll edge. Johns Manville prints the product name and sometimes a lot code along the foil face. The foil-only product is noticeably thinner and crinkles like aluminum wrap. The laminate feels heavier and has brown kraft paper on the back side. If you can’t find a label, measure the width. Most residential Johns Manville radiant barrier rolls are 48 inches wide, but some builder-grade installations used 24-inch strips between trusses. For replacement, we use Johns Manville-compatible material or a quality equivalent from Reflectix when the original product has been discontinued. The important thing isn’t the label – it’s the emissivity rating and the air gap after installation.

Signs Your Johns Manville Radiant Barrier Installation Is Failing

  • Sagging between rafters. The foil should be taut. When it droops, the reflective surface angles toward itself and the air gap collapses. This is the most common failure we see in Houston attics, usually caused by staples pulling loose over years of thermal expansion and contraction.
  • Tears around staple points. The laminate product is especially prone to this. A staple that was driven too deep becomes a perforation, and humidity softens the kraft backing until the tear runs. Once a tear starts, it spreads with every temperature swing.
  • Visible dust film on the foil face. Radiant barrier works by reflecting radiant heat, not by conducting it. A layer of dust cuts the reflectivity dramatically. In Houston, where attic dust accumulates quickly, a five-year-old barrier can lose significant performance just from surface contamination.
  • Discolored or oxidized patches. If the aluminum surface looks dull gray or mottled rather than shiny, the reflective layer has degraded. This happens faster in attics with poor ventilation, where humidity sits against the foil during spring and fall.
  • Higher cooling bills than last summer. One or two torn sections won’t move the needle much. Widespread sagging and separation will. If your AC runs more than it did a year ago and the attic barrier looks tired, it’s worth addressing before the August heat arrives.

Replacement Cost & What’s Included

For a typical 1,500 to 2,000 square foot attic in Houston, expect to pay between $1,200 and $2,800 for full radiant barrier replacement. The range depends on roof pitch, rafter spacing, and whether we’re removing the old material or installing over the top of it. Removal of failed barrier adds roughly $0.20 to $0.35 per square foot, because it has to be pulled staple by staple and bagged before the new material goes up.

Every quote includes the material, labor, and cleanup. The written price you approve before we start is the price on the invoice. If the barrier sags, tears, or detaches within 365 days of the install, we return and fix it at no charge – that’s the Done Right Promise, in writing. No prorated material warranty games. No arguing about whether the failure was our fault. We stand behind the work for a full year.

DIY or Call Us?

Radiant barrier installation is not inherently dangerous the way electrical work is, but it’s far more physically demanding than most homeowners expect. You’re working overhead, in a Houston attic that can reach 140 degrees in summer, handling long sheets of foil that catch every movement of air. The risk isn’t electrocution – it’s heat exhaustion, a misstep through the ceiling, or a torn barrier that you don’t discover until the job is done and the material is 80 percent hung.

What you can safely do is measure. Count your rafter bays, measure the width and length of the attic floor, and take photos of what’s currently installed. That tells us what we’re dealing with and lets us give you a firm price over the phone. What we’d rather you not do is spend a weekend fighting a 48-inch roll of foil in a hot attic, only to have sections tear loose by winter. If you want a hand, call (806) 581-1010. If you decide to tackle it yourself, wear long sleeves, drink water before you go up, and put down plywood to walk on. The ceiling joists will not catch you politely.
